December 2012 has been a big month. This past week (2) properties sold at $11.125M and $17.5M; two weeks ago, there were (3) solds at $11M, $15M and $20.75M, (2) solds at $8.5M and $9M and a $50M property went under contract to close in Jan 2013. There was also a surge in downtown commercial sales. Changes in capital gains, gift and estate taxes likely fueled a number of these transactions before the end of the year. See 12/30 article.
