Snowmass Village, CO Background

Snowmass Village began development in 1967 with the opening of the Snowmass Ski Mountain. The new Base Village was approved spring 2005 and construction began that summer. Even though one can find relative value in Snowmass compared with Aspen, speculation fever hit Snowmass as buyers swallowed up any condos within concentric circles of the new Base. From 2005 – 2008, record prices were paid for units close to the new Base Village fueled by expectations of future value being created upon the new Base Village build-out. The development was aborted in early 2009 as the Related Companies, the Base Village developer, discontinued loan payments. The main lender to the project, Hypo Bank of Germany was nationalized by the German Government in 2009, and the property was foreclosed upon in Nov. 2011. Much uncertainty remains, but perhaps the worst financial calamity is over as now the property ownership can be transferred for a new developer to step forward.

Snowmass (SMV) single family homes:  SMV was made famous by its many ski in/ski out properties, located in the heart of the White River National Forest and considered to be some of the best designed and most desired ski properties in North America. The combination of ski in/ski out homes, the huge family friendly infrastructure of the ski resort and its proximity to Aspen make this one of the most sought after ski real estate areas in the country.

Wood Run is located slope side on Fanny hill and was the first ski in ski out subdivision with single family homes. It has fantastic ski-in, ski-out lots and some interior lots with ski access nearby. There are 104 condo units and 123 single family lots.

Ridge Run subdivision was started in the 1980’s and is located at the very base of  Snowmass Mountain and has great ski access on top but more challenging ski access as further down the subdivision which is a mountain. Some of the lower lots are duplex lots, and there are 194 single family lots.

Sinclair Meadows is Snowmass Village’s newest subdivision and came on line in 2008/2009 but the 1st sale ocurred in June 2010. Hit hard by the recession but since recovered, the (17) total vacant lot sales have been in $600,000 – $1,450,000 range for 1/3 – 1 acre plus lots…amongst the best land values in all of SMV. The area is seeing a number of new spec built and owner built homes going up representing the newest inventory of home product in Snowmass Village.

Fairway Drive Subdivision

Conveniently located adjacent to the Snowmass Country Club golf course, across the street from the Two Creeks ski lift and between Sinclair Meadows and The Pines residential areas, Fairway Drive offers less expensive single family homes in $1M-2M range. (As of spring 2015, prices start above $1.5M for an older dated home likely to require remodel work). Smaller lots were developed to allow for smaller single family homes which is an appealing alternative for locals. Today about half of the homes have been rebuilt and about half continue to be occupied by locals especially those wishing to be in the Aspen School District.

The Pines at Owl Creek is the newest (early 2000’s) Snowmass Village subdivision with 51 single family lots, located next to the Two Creeks subdivision. Every lot has ski in-ski out access. Some lots have easier access than others, but The Pines homes  are some of the newest, largest and more luxurious homes in Snowmass Village. The Pines is close to the Snowmass Club and the new, 16,000 sq. ft. Snowmass Recreation Center.

Two Creeks is an exclusive, upscale community that was developed in the late 1990’s/early 2000’s around the Two Creeks ski area and is a great place to get away from the crowds of the main Snowmass Mountain. Every lot at Two Creeks was designed to be close to an acre or more with easy ski-in, ski-out access. The Two Creeks gondola leads to the Two Creeks high-speed chair lift, which brings one to some of the best family skiing at Elk Camp.

Brush Creek Village is the subdivision located precisely halfway between Aspen and Snowmass Village at the intersection of Highway 82/Brush Creek Road which is the main road leading up to Snowmass Village and resort. The area is typically known for its big views, larger size lots – typically 2-3 acres, and more ‘affordable’, good value single family homes within the Aspen School District.
