(Original Price: $14M and on the market since 04/11/2022). Tim’s comments: 11 acre building site in the exclusive and private Eagle Pines neighborhood, ski accessible from Buttermilk ski area. The lot is being sold with four transferable development rights (TDRs). Per Pitkin County requirements for this specific lot (in order for it to be subdivided from its fathering parcel, (1) TDR was required establishing the right to build a 5,750 sq ft home). One (1) TDR/5,750 sq ft plus 3 TDR’s at 2,500 sq ft each brings the total allowable sq ft on the lot to 13,250 sq ft. Plans for a contemporary home by Studio B Architects were included in the transaction even though in late fall 2023 Pitkin County passed an ordinance limiting house size to 9,250 sq ft.  Perhaps because of the original and unique circumstances in creating this buildable lot (subdivision), house size exemptions have been allowed and/or the County Community Development Dept has reviewed the plans favorably. If one extracts the approximate $3.25M value of the 3 TDRs out of the deal, the land purchase is valued at $5.5M. Not bad for 11 acres with excellent views of Hunter Creek valley, Aspen Mountain, Red Mountain, and city lights.
