This downloadable online 32-page market report covers Aspen and Snowmass Village real estate market for H2 & Full Year 2022 (Jan 1 – Dec 31, 2022* v2.25). It compares year over year results and historical data from the past 10+ years.
There are two sections:
- Aspen Real Estate Market (includes Aspen and all Brush Cr Village, Woody Creek and Old Snowmass sales over $1.5M)
- Snowmass Village Real Estate Market (the ski resort)
The focus is on the upper Roaring Fork Valley as Aspen values ripple outward from the Aspen Core to Snowmass Village to down valley.
The data is reviewed and scrubbed: On and off market residential sales are broken out by average and median prices, price per sq ft, by size, by property types and by neighborhood: single family homes, condos, townhomes, duplexes and residential vacant land/lots—all sold at over $250,000.
Not included: Commercial properties, fractionals, mobile homes and subsidized housing sales, Older-built home sales (teardowns, pre-1990) where most of the value is in the land, arguably 80% or more are counted as vacant land sales. This will change in 2023 with the City of Aspen’s new “Demolition” Ordinance passed in late 2022.
