Last Week’s Aspen and Snowmass Sales and Under Contract Activity: Last week’s real estate sales activity appears below for the upper Roaring Fork Valley for all property types over $250,000 excluding fractionals in Aspen, Snowmass Village, Woody Creek and Old Snowmass (although Residences at Little Nell and Dancing Bear are included due to their higher fractional price points). Because the MLS link(s) to photos and property details expire after 30 days, photos and descriptions of the closed properties are posted to preserve an archive of sold market activity.

This is an Aspen core townhome/duplex, 4 bdrms/ 4 bath, 2,261 sq ft built in 1981 with a 2-car garage. There are no list broker comments. In my opinion, this is a somewhat dated, terrifcally located downtown property 2-3 blocks from Gondola, City Market and shopping/restaurants. The garage is an important in-town feature and does not get factored in the price per $/sq ft necessarily, but it should be considered. 2007 Taxes: $6,818; HOA Dues: $2,800 yr. MLS#111498 – single family home, 101 Maple Ln, Smuggler Park, Aspen, CO: Sold Price: $1,850,000/$552 sq ft; Ask Price: $1,750,000/$524 sq ft. (Original Price: $3,750,000 and 479 days on the market). This is a 2004 built, 3 bdrm/3.5 bath, 3,350 sq ft, 2-car garage on a small 3364 sq ft trailer size lot.The difficulty this property had in finding a buyer was the its location – both perfect and troublesome…it is within walking distance to almost everything, on a bus line, amazing drop dead Aspen Mtn views,and beautiful contemporary fairly new home, but…it backs up to Smuggler trailer court and is, in fact, part of the mobile home subdivision.
