08/31/20 Bottom Line: Market ramblings…
A big question haunting buyers right now is how to make an offer when prices seems so crazy and wild. And for sellers, it’s really difficult to pin-point a number for a listing price when the market is moving so fast and up. Look at sold comparables, inventory – what’s available in your price territory, your neighborhood – the quality of your home and land compared to others. What can a buyer purchase now with X dollars.
It’s all about supply and demand. Whenever it’s a supply problem anywhere, prices always get pushed up.
There is a night and day difference between Mar 15, 20 vs July 1, 20. Call it “the before and the after”…
Here’s an extreme but real example: a half-duplex off Cemetery Ln at 735 Castle Creek Dr #1 sold in Feb at $4.85M/$1,560 sq ft, went on the market on 8/14 at ask $6.895/$1,961 sq ft (+42% gross in 6 months before selling costs) and went under contract on 8/25 scheduled to close 9/24.
Sellers are mostly saying…What else are you going buy? Inventory in certain categories is so low … slim pickens. And comps are less relevant in a market moving so quickly.
Advice to buyer, “Let’s forget what they paid 4-6 months ago and compare this property to what’s available now, then ask yourself are you more comfortable waiting for market to slow down or waiting for more inventory …but then at what prices will the new listings be?
On deciding what price: measure your willingness to lose the property versus your willingness to get it. Is the property that important to you.
This is all causing a problem with appraisals: how do prices get justified when the market has moved so much and is so healthy?
Today’s record price is tomorrow’s market comp.
As a broker, maybe your instinct tells you it’s going to appraise but are the appraisers keeping up? These are unprecedented times. Appraisers are asking brokers to educate them.
There are examples after examples of things selling over what we thought it was worth.
Opportunities?
There’s great opportunity and more inventory in Snowmass Village – more choices but buyers need to hurry, the wave has definitively already started towards Snowmass… Aspen’s on a tear but there’s still value in SMV…and the ability to get in at a level that simply no longer exists in Aspen.
Snowmass Village will be following Aspen but historically Snowmass has been discounted 25-30% to Aspen prices. In the past ten years, it has been closer to 40-55% but the spread is tightening now as less becomes available in Aspen.
Snowmass places to look: Snowmass Country Club Townhomes have yet to run up; homes $5M and over are pretty resistant…older homes are probably overpriced and anything new contemporary is going fast.
08/24/20 Bottom Line: Activity has slowed slightly with a number of summer visitors headed home for school and fall beginnings. But the real estate market continues in high fever. Proof is the following: The online real estate contract writing program CTM slowed to a dead server crawl last week significantly delaying the process of drafting offers while their tech-help department took 1 – 1 1/2 hrs to pick-up; The MLS system had similar server delays and a slow pulse; Inventory of well-priced properties is so scarce that when such an unheard of listing appears, buyers pounce with multiple offers. Such was the case this week with MLS #166087, Aspen Alps Unit 112, a beautifully remodeled 2 bdrm/3 ba/1,200 sf condo listed at $2.6M/$2,166 SF – it drew 3 over-ask offers and is under contract at considerably above ask price.
