The Estin Report: H1 2021 – Aspen Snowmass Real Estate Market Report was released in Estin Reports Section in downloadable PDF format on Aug 17, 21. The 32-Pg print edition will be available in a few weeks outside Sotheby’s 300 S Spring St (my office across from the Aspen Art Museum), Sotheby’s 415 E Hyman on the Hyman Mall, at Clarks Market, at the Aspen Chamber Info Kiosk across from Paradise Bakery and the Pitkin County (ASE) airport.
The report covers Aspen and Snowmass Village real estate sales for the 1st Half 2021 (Jan 1– Jun 30, 21). It compares year over year results and historical data from the past 10+ years. There are two sections:
1. The Aspen Market (includes Aspen, Brush Cr Village, and both Woody Creek and Old Snowmass sales over $1.5M)
2. The Snowmass Village Market (the ski resort)
Sales are broken out by average and median prices, price per sq ft, by size, by neighborhoods and property types: single family homes, condos, townhomes, duplexes and residential vacant land/lots—all sold at over $250,000. The data is reviewed and scrubbed: fractionals, mobile home parks and subsidized housing sales are not included, and older built home sales (teardowns) where most of the value is in the land, are more accurately counted as vacant land sales. The focus is on the upper Roaring Fork Valley as what happens in Aspen ripples outward and down valley. Source data is the Aspen Glenwood MLS which maintains data for 10 yrs.
