Circle R / Wyly Ranch Auction results notes Mon Aug 6th  2018:  Auction ended at $12.75M w/12% buyer premium = $14.28M under contract price.

  • On the property: it’s a 244 acres ranch with no subdivision possibility. Has no trophy homes: 6 homes on it that are ‘ok’ structures. However, there are $60M of improvements.
  • This ranch was once the property of a billionaire who built a fantasy ranch for his children. Everything was small, irregular, very personal, without a big “prize” main house.
  • The seller was the government, U.S. Securities and Exchange Commission. Search: Wyly Brothers and SEC Settlement
  • Look at ranch carrying costs: @$1M yr?
  • Not a lot of buyers for that kind of properties.
  • No obvious exit strategy for a buyer. If one buys it cheap enough, does it really matter?
  • Is an auction a good selling tool? “Auction” means blood suckers are coming out. But it gets the job done.

It was originally listed at $59.9 million and then in May of 2017, the price dropped to $29.9 million. Now, it will go to the highest bidder through global auction firm, Concierge Auctions. Bidding, which starts at $10 million, will be open now through Aug. 6, and will take place via the firm’s online marketplace.
